If you’re considering listing your home for sale, it is important that you have a professional on your side who has your best interests at heart. What are the most important things to counsel your seller on as they prepare to list their home?

 

Basic repairs that will be FHA/VA lender required! The best way to do this is to get a seller home inspection completed before listing!

De-clutter, de-personalize, touch up and repair all visual issues, refresh landscaping, paint - if needed.

Try to view each room as if you were looking from a prospective buyer's eyes… they need to be able to envision it as their new home, so just have accent pieces and no personal items. Remember how model homes are decorated!

Price the house at the price it should sell for and it will. Pricing high so you can come down is not a strategy that works in our market. It makes the house take much longer to sell. A thorough up-to-date market analysis should be your guide.

I council my sellers on how multiple offers are handled according to the code of ethics and NC law, the importance of proper and legal disclosure of material facts, and why pricing it right will get better offers and results!

The most important thing in our COVID situation is the safety and health of the seller and their family. We can create virtual showings, require buyers to present proof of funds or lender preapproval / prequalification letter prior to appointment approval, limit in person showings to the buyer and buyer’s agent wearing masks and gloves, and offer to block off scheduling appointments to certain dates which reduces the stress of cleaning behind daily appointments. I also ask the seller to leave all interior and exterior lights on and every interior door open to reduce touch points for buyers.

Houses are continuing to be listed for sale, go under contract, and close during COVID. We can safely help buyers, sellers, and investors accomplish their real estate goals with these and other safety measures.

When PREPARING to list, be sure to explain that this is the time where both parties outline their expectations in the beginning, in detail, and in writing. That is the only way you can do business. A listing agreement is a partnership, & communication is key!
